This Lease Agreement (the “Agreement”) is made and entered into on [DATE], by and between [LANDLORD NAME] (the “Landlord”), and [TENANT NAME] (the “Tenant”).
PROPERTY: The Landlord hereby leases to the Tenant the property located at [PROPERTY ADDRESS] (the “Property”), for residential purposes only.
TERM: The term of this Lease shall commence on [START DATE] and end on [END DATE], unless otherwise terminated in accordance with the terms of this Agreement.
RENT: The Tenant shall pay rent in the amount of [RENT AMOUNT] per month, due on the [DUE DATE] of each month. Rent shall be paid to the Landlord at [PAYMENT ADDRESS].
SECURITY DEPOSIT: The Tenant shall provide a security deposit in the amount of [SECURITY DEPOSIT AMOUNT] upon execution of this Agreement. The security deposit shall be returned to the Tenant at the end of the Lease term, provided there are no damages to the Property beyond normal wear and tear.
USE OF PROPERTY: The Tenant shall use the Property only for residential purposes and shall comply with all applicable laws, rules, and regulations.
UTILITIES: The Tenant shall be responsible for the payment of all utilities associated with the Property, including but not limited to gas, water, electricity, cable, and internet.
MAINTENANCE AND REPAIR: The Tenant shall maintain the Property in a clean and orderly condition and shall promptly notify the Landlord of any damage or necessary repairs. The Landlord shall be responsible for all major repairs and maintenance.
PETS: No pets shall be allowed on the Property without the prior written consent of the Landlord.
ASSIGNMENT AND SUBLETTING: The Tenant shall not assign or sublet the Property without the prior written consent of the Landlord.
DEFAULT: If the Tenant fails to comply with any provision of this Agreement, the Landlord may terminate this Lease and take possession of the Property.
ENTIRE AGREEMENT: This Agreement constitutes the entire agreement between the parties and supersedes all prior negotiations, understandings, and agreements.
AMENDMENT: This Agreement may not be amended or modified except in writing signed by both parties.
GOVERNING LAW: This Agreement shall be governed by and construed in accordance with the laws of the state of [STATE], without regard to its conflicts of law provisions.
